Makon is software that runs a residential development company from the first reservation of a flat to the day an investor is paid. It keeps buildings and apartments, clients, sales contracts, instalment schedules, payments, refunds, expenses and investors' shares in one connected record, so every figure can be traced back to the transaction that caused it.
Makon is for companies that build and sell apartments in multi-building residential complexes: the owner, the sales desk, the accountant, the cashier and the investors. It suits developers with several buildings, instalment sales and more than one investor, where a spreadsheet stops being safe.
Makon is built in and for Tajikistan, and also runs for developers in Uzbekistan. It follows local practice: prices and books in US dollars with somoni alongside (or Uzbek so'm in Uzbekistan), Tajik-format receipts with the amount written in words, and local phone formats, regions and districts.
Makon does what a CRM does for property sales — clients, reservations, orders, contracts, follow-up — but it is not only a sales funnel. It also keeps the money side properly: payment accounts with real balances, refunds, expenses charged to buildings, and investors' shares. Most CRMs stop at the signed deal; Makon carries on until the money is accounted for.
Makon is built around a ledger: every change to a balance writes one entry, so every dollar and somoni can be traced. It also refuses mistakes instead of just recording them — a payment that would overdraw an account, a refund larger than what the client paid, or an edit to a closed period are all rejected. A spreadsheet or a general CRM will accept any of these.
No. Every developer gets its own deployment: its own server, its own database and its own web address. Your numbers never sit beside a competitor's, and changes made for you do not affect anyone else.
Yes. The interactive building map shows every tower, floor and apartment with its status — free, reserved or sold — and its price and history. A 3D sales presenter for the sales office reads the same live availability.
A reservation holds a flat for one client, and a lock stops a second sale of the same flat while one is in progress. Pending sales wait as orders until they become contracts.
Yes. Contracts are generated from your own Word (DOCX) template and numbered in your own format, so the document your lawyer approved stays the document you print.
Each contract carries its instalment schedule. Makon tracks every instalment as it comes due, marks what is paid and what is overdue, and shows collections and overdue amounts in reports.
Yes. Makon can send SMS to buyers at set moments in a contract's life, through the Tajik SMS provider OsonSMS. Each message can be switched on or off and its text edited by the developer.
Yes. A developer can switch on a public Telegram bot where buyers browse the apartments that are available, with the company's contacts and working hours. It shows availability, not prices, and needs no sign-in.
Transfers, apartment switches and adjustments to the square metres stay on the record as their own entries instead of overwriting the original, so you can always see what was agreed first and what changed.
Cash, bank transfer, Milli and other methods you use. Each method is an account with a real balance, so the cash drawer and the bank are always reconciled against the contracts they were paid on.
Yes. Receipts are printed in the Tajik format, in somoni, with the amount written out in words. Uzbek receipt templates exist for developers in Uzbekistan.
In Tajikistan the books run in US dollars with Tajik somoni (TJS) alongside. Deployments in Uzbekistan use Uzbek so'm. The currency follows the deployment rather than being hard-coded.
It refuses them. A payment that would overdraw an account is rejected, a refund can never exceed what the client has paid, and a closed period cannot be edited. Every change to a balance writes one ledger entry, so nothing changes without a trace.
Investors hold shares per building. Income and costs are split by those shares, expenses are charged to the building that caused them, and each owner sees their own position, dividends and settlement balance.
Cash-flow, sales, instalment and collection reports, mediator commissions, and a daily report sent to management's Telegram. Tables can be exported to Excel, CSV and PDF.
Not for statutory accounting. Makon does not prepare tax returns or the regulated reports that 1C:Accounting for Tajikistan produces. Makon keeps the developer's working books — sales, receivables, cash, investors — in far more detail than 1C does out of the box. Many companies use both: Makon for running the business, 1C for the accountant's filings. There is no ready-made 1C connector today; data leaves Makon as Excel, CSV or PDF.
Each developer has its own dedicated server and database, run for you by Makon. It is reached over the internet like any web app, but it is never a shared system.
The developer does. The records in a Makon deployment — clients, contracts, payments — belong to the company that uses it, which decides who may see them and how long they are kept.
Yes, as far as reading goes. The web app opens instantly and keeps showing the last data it had when the connection is slow or drops, which matters in a region where internet is not always there.
English, Russian, Tajik and Uzbek. Each person chooses their own, so the sales desk and the accountant can work in different languages in the same company.
Yes. The Makon app for iPhone and iPad (iOS 26 or later) is for the sales desk and managers, and includes a passport scanner that fills a client's details in from a photo of their passport or national ID. The web app works in any modern browser, on phones included.
Yes. Makon comes with fifteen roles — from owner and accountant to cashier, sales agent and read-only investor — and you can compose your own. Access is deny-by-default: a person sees only what their role is granted.
It depends on how many buildings you have and how much history comes across. We start by sitting with your accountant and your sales manager, and give you a date after that first meeting rather than a number that ignores your company.
Moving your existing buildings, clients, contracts and payments in is part of setting up. Tell us what you keep them in today — Excel, 1C or another CRM — and we will tell you how we would bring them across.
Makon is priced per company, according to the number of buildings and units and which apps you use. Write to us and we will quote for your development.
No. Makon runs the developer's sales and books; it does not publish listings to portals such as Amar.tj or Somon.tj today.
